Generally, staging services are less expensive than a month's mortgage and utilities.


WHY DO I NEED A PROFESSIONAL STAGER?

Buyers buy with emotion. Home staging helps them make an emotional connection with a house. As a professional stager, I pay attention to the small details that help set the right mood in the room.

 

We get so used to all our stuff that we often don't see it anymore. I come in with fresh eyes and can suggest what needs to be de-cluttered or arranged differently. Believe me, it can transform a room! I usually use all the client's own furniture and accessories but I will add in art and accessories as needed.

 

It is important to understand your target market. Several homes that I have worked on were in family neighbourhoods and had 3-4 bedrooms. I staged at least one bedroom as a child's room to appeal to that segment of the market.

 

Curb appeal matters. So does making a good first impression as the potential buyer walks inside. They make a decision within seconds of entering. Cleanliness, smell and light all make a  difference to the first impression.

what to expect

I understand that the whole idea of staging your home is new to most people and can be overwhelming.  Having a stranger give opinions on getting your house ready to sell can be stressful. I get that. This can be even more true if you have sold houses in the past without needing staging. I do my very best to offer friendly, helpful and convenient service.

 

The following are the basic steps in the staging process:

  • Professional Consultation - Touring the home with a fresh set of eyes and the insight of a professional stager. We'll discuss what you think are the best or worst features of your home. We'll formulate a plan on how to proceed. This initial consultation takes about 1.5 hrs. Every home and every situation is unique.
  • Cleaning and Decluttering - If the plan is agreed upon right away, the initial decluttering and re-arranging often begins immediately after the consultation.  I have resources to draw upon for cleaning, decluttering and packing if needed. Some property owners prefer to do much of the cleaning and decluttering themselves.
  • Painting and Outdoor work - Sometimes small painting touch-ups like baseboards or a door make a big difference, other projects require painting a whole room.  On the outside of the house, cleaning the siding and deck, landscaping and painting the front door can be important steps to improve curb appeal.  I have tradespeople to assist with these tasks as necessary.
  • Staging - I will guide the rearrangement of your furniture, accessories and artwork as needed. Decorating to sell a home is different from decorating to live in your home.  You are now marketing your property as a product.  I will bring in rental or newly purchased items as agreed upon.
  • Real Estate Listing pictures - Your realtor will arrange to take pictures of your staged property. Sometimes they will hire a professional photographer or videographer.
  • Price structure - 

                    Consultation with Karen & time she spends working on the property: $75/hr*

                    Rental of furniture or accessories: Variable rates depending on the item, billed on a monthly basis.

                    Work done by other tradespeople is at an individually negotiated rate.  Tradespeople are paid directly by the client.
